Great value

I really like the neighborhood and feel that this building provides a lot of value. I have a spacious apartment and access to high-quality amenities at a price I wouldn't have expected to find in the city. The building is a bit old, but staff and maintenance are responsive.

Great amenities off the metro

I enjoy living at AVA Van Ness. I'm on my 3rd year here--it's a pet-friendly building with great amenities (pool, small but decent gym) and right off the metro. I've always felt safe living here and after doing research it's really one of the largest 2 bedroom apartments you can find that is in a convenient location and pet-friendly. The kitchens and bathrooms are older and there are no washer/dryers in the units but you'd have to pay $500 more per month for that.

Excellent Apartment

Staff are great and very helpful. Facilities are nice overall; includes pool, patio with two gas grills, gym, and tennis court. Gym access and proximity to metro and grocery store are a big plus. Apartments are spacious with lots of sunlight. I highly recommend for families/students.

Looking for something newer

Great views of the city, friendly people, beautiful pool, quick maintenance resolutions. But ultimately we will move soon because we'll need more space and we'd like a more modern apartment. Very outdated kitchen, bathroom, etc. A good place for a newly married couple but time for us to move on.

Reasonable, convenient and safe

Overall I have enjoyed AVA in Van Ness. The staff are wonderful, it is very close to the grocery store and metro and has amenities including gym, outdoor grill and pool area. Price is reasonable for DC and is it easy to get into the city or get to Bethesda.

AVA Van Ness - great apartment

AVA is a great apartment for people of all ages in all stages of their lives. It is in a perfect location right next to the metro and Giant. It is also within walking distance of Cleveland Park and Tenleytown, which are a bit more lively in terms of restaurants and bars.

AVA Van Ness is a great place to live

AVA Van Ness is nice, clean, and staffed by many friendly people. It's very close to the metro and Giant, although there's not much else to do in the area. The apartment is very spacious with lots of natural light. Floors are carpeted, so they dirty easily. Gym in the basement is small, but plenty for simple work-outs.

Ava Van Ness

Decent value.

Apartment is relatively quiet, close to metro, great pool and street parking.

Management makes almost no attempt to resolve problems when you call, so you have to call multiple times.

There was an armed mugging that took place outside the building (I learned about it from the Alert DC system) and the building never addressed it. I would have appreciated an email detailing how security will improve.

Good in between

This is a good apartment if you are looking for something close to the action without paying downtown prices. It is right next to the metro and a short ride down the red line to the more bustling areas of DC. There is also a Giant nearby and they allow pets if that is something you need. The biggest downside is that the management is not very responsive to problems. There has been a noisy issue on the top flloor for several months and no amount of calls will solve it. Students play their Adele music loud enough to vibrate the walls! As a mother this is unacceptable! Hello from the other side...of the wall.

AVA Van Ness

The management is friendly, and the apartment is nice especially for graduate students. There is a pool and a really nice outdoor patio that is great for the summer. The only downsides are that utilities are not included and all the appliances are electric and in the winter the electric bill is extremely high. The way the apartment is built with the large windows makes it extremely cold in the winter as well.

Getting around Forest Hills

Forest Hills Reviews

44 reviews
The Forest Hills/Van Ness neighborhood is great. It is a very short walk to Tenleytown (15 mins) and a 10 min walk to the Van Ness Metro, Giant Food, CVS, and a plethora of good coffee shops and restaurants. The M4 bus stops 3 blocks up the road and takes you straight to AU and the L2 runs very consistently on Connecticut Ave. The Chesapeake backs up to Forrest Hills Park and Rock Creek is right down the street with lots of trails. Overall, the whole neighborhood is very safe and student-friendly.
The neighborhood is very nice. Many things are in walking distance like a few restaurants, a movie theater, and the Cleveland Park Metro stop. It is a bit of a food desert in that the grocery stores and restaurants that are accessible are a tad on the expensive side. The neighborhood is pretty quiet and people are usually pretty friendly. Overall, a decent neighborhood for people at different stages in their lives.
Van Ness is on several bus routes and very near to the (Van Ness) metro stop. Moving off of Connecticut Ave. quickly becomes entirely residential, but there are restaurants and other amenities (such as grocery stores, dry cleaners, etc) along Connecticut. It's not a crazy or busy neighborhood like several others, which personally, I appreciate, but it does mean you'll have to go a bit farther than home if you're looking to go out for the night.
Van Ness/Forest Hills is quiet and a little boring. Not a lot of places to go out to eat or grab a drink in the immediate area. However, Cleveland Park and Tenleytown are fairly close. I love walking our dog up around International Drive and the embassies there. We frequently see deer coming up from Rock Creek Park, and the UDC/Howard Law students are mostly very courteous (many of them live in the neighborhood too, so they care about it also). The neighborhood feels very safe--lots of police presence, Secret Service sub-station in the neighborhood, and the local vagabonds are not aggressive to pedestrians--they mostly mind their own business.
I like the area on Connecticut avenue, just wish there were better food options. Great community, overall safe, love the HBCU next door (UDC). UDC is a great HBCU and community to be near.
Nice, quiet, and safe with some restaurants in the area. Seems very family friendly and slower paced than downtown. Easy access to grocery stores.
Close to the Zoo and great restaurants. Close enough to Downtown, but far enough away where you're not in the chaos but still in DC.
Pros: safe area (I can let my dog out after midnight and feel safe), <10 min walk to metro, bus stop right outside, grocery store/CVS <10 min walk away (although the giant isn't the greatest), lots of on-street parking available (great for guests),
Cons: not a lot of activities within walking distance
