618 South Main reviews and highlights
- brand new building
- great amenities
- conveniently located close to downtown Ann Arbor
- nice gym
Very central
Lots of MBAs live here! It’s pricey but unfortunately pretty much market rate for downtown Ann Arbor. It’s great to be able to walk to Ross, downtown, and the stadium very easily. Super quiet and management is very responsive. I wish the hot tub was actually hot- but they are too cheap to heat it above lukewarm.
Also literally nothing is included in rent. Parking is $200/mo, water is $30, electricity is self paid (usually about $100), storage locker is $25, dogs are $35, even the package locker is $5/month.

pros n cons
New management is not great but the apartment location and community otherwise is great

Lots of MBAs, great location
Lots of MBAs live in the building, which allows you to be social when you want to be. The location is perfect between Ross, downtown, and the stadium. The walls are very thick so you can't hear neighbors. The in unit washers are very convenient but a little old. They are in the process of replacing them.

Solid, spacious apartment with new management team
The apartments are big, new, and clean with high ceilings. New management seems to be doing a better job than the last team. Coffee machine breaks down frequently but they are purchasing a replacement that should arrive soon. This is a smaller piece but the hallways are painted/lit in a way that feels a little college dormy, but outside of that, the building aesthetic is great.

Popular managed apartment under new management
618 South Main is a complex with a lot of inhouse facilities and spacious floor plans for anyone looking for a studio or 1 bedroom spaces. All the appliances are fairly new. The only downside is that the new management is still finding its feet which leads to a lot of frustration with maintenance and package issues

MBA1
618 is a fantastic place for those that want a built in social scene. Plenty of MBA1s and 2s, which makes it a great place to meet folks.
Rent is pricey, but you are paying for living in a higher end building and the premium of a built in network.

Conveniently Located, Room for improvement from Property Management
Great location near other popular housing and walking distance to the stadium. The property management company can definitely do better at being responsive and addressing concerns.

Management Transition
As of September of this year, the management company changed because the old company was delinquent on bills and was not actually managing any services at the building. The new team appears to be competent, though they have a long backlog of issues that's taking some time to work through. Rooms are high quality, but the overall package of services isn't quite as nice compared to buildings with comparable rent in Chicago. The package organization system is a mess, the communal grills leave a little consistency to be desired, and the process of moving in/out is a nightmare. However, just about everything else has been in line with what I'd expect for this price--functioning utilities, excellent soundproofing between units, good common areas, and quick maintenance (post operating transition).

Decent spot, good for one person
The apartment is in a great location and each apartment has a balcony and pretty big windows, which is a pretty big plus. Layout within each apartment is great, considering the size. Downside is that rent goes up without much room to negotiate: my rent went up 10.6% this year and when I tried to negotiate, I was told that 10% was the standard increase for them and they weren't willing to budge.
