Decent Building but Horrible Management

The Park Evanston is a fine building, although a bit old. The rooms are fine, the rent is somewhat cheaper than Optima Horizons or E2 and the location is good. But I have found the management to be really horrible -- they charge ridiculous prices for heating with almost nothing to back it up. It wasn't until a group of us called them out for it that they lowered their prices. I wouldn't necessarily recommend avoiding the building, but certainly be on top of your stuff when dealing with them.

Good location, non-responsive management

Location right next to Whole Foods is great. Management is not responsive and apartment often has temperature control issues.

Good location, nice views, but it's a sauna inside

The apartment has an excellent location, has great views if you are above the 12th floor.
However, the way they charge you for heating and cooling is sketchy. In your apartment, you can only have ac or heating, and heating is the only option from october to may. You cannot completely turn off the heat, so most of the time it's really, really hot inside. If this wasn't enough, they charge you for heating based on a pro rated form, so you might end up paying up to 200$ of heating, even if you are not using it and it's disgustigly hot inside. Oh and management is also rude and not willing to cooperate on anything regarding the temperature.

Great location and views

Conveniently located by Whole Foods and walking distance to the Jacobs Center. Safe and secure. Management is a bit scattered, but overall pretty friendly.

Park Evanston

I regret I have chosen Park Evanston to live.
I believe the apartments are very expensive for what they offer, kitchen utilities, for example, are very old compared to other buildings. Moreover, the price does not include internet and because the building has an agreement with AT&T, internet and cable is much more expensive than Comcast.
On the top of that, management is terrible. They are inflexible, very rude and not open to suggestions. Living here I had the feeling that management was here to more to give you headache than to facilitate your life. Moreover, when I first move here doormen were rude and did not open the door for you. They behave as the CEO of the building. Sometimes I arrive carrying a lot of packages and they don't even open the door for me, it is literally just pushing a button.
Because of all those things described above, I would discourage people to live in this people because there are much better buildings in Evanston that I believe have a higher cost benefit

Decent value for a high rise

A bit cheaper and closer to school than the Optima condo buildings, though also a bit older. Gym is included in monthly rent, pool on rooftop only open in summer but pretty solid, bike storage and storage lockers available for purchase (and relatively convenient). Several different floor plans available so easy to find one that you like for your apartment. Apartments are almost all carpeted floors, save for bathrooms and kitchen; that's a plus or minus depending on your preference. Overall, a pretty good value in Evanston.

Not Great Value

Park Evanston is as expensive as other options, but time has passed it by. The units haven't been updated in a long time (counter tops, bathrooms, etc.). The HVAC only runs hot or cold meaning for at least a month and a half each year you are burning up because you can't cool the place down enough with how small of a gap the windows open. The gym is small and the pool opens late and closes early. The management and maintenance teams have been pretty responsive and the place is very safe for families and kids. The views are really nice if you are high enough up. Bottom line, if the cost were 25-30% less then I would say this is a fair deal. At the current price point though you can get a better apartment with better amenities at several other places in town. If I could do it over again I wouldn't live here.

Less Modern but Easy!

Interiors are not as modern as other buildings (carpets, kitchen, and bath), but they have washer/dryer and everything you need. Also are pretty big relative to other buildings. The location is fantastic (right next door to Whole Foods) and it's a 10 minute walk to the Jake.

Great location

I chose the Park Evanston after looking at some apartments during preview weekend based on location and relative price/value for amenities and location. The location is awesome and perfect for a busy student lifestyle. The building is not the newest and does not have the most flashy amenities but the units are nice enough and the community room has come in handy to host group gatherings. PLUS for students: Free printing and 2 conference rooms to host group meetings. They are prompt when maintenance requests are put into the system and the building staff (doormen, repairmen, etc) are awesome. The only major con is dealing with management as it relates to LEASING and RENTAL INSURANCE -- the right hand doesn't know what the left hand is doing. They are very unorganized and different people will send several follow up emails requesting things that were completed months prior with another member of management staff. I've also had my apartment for 4 months and have received monthly emails about *new* items that we need to take care of to "complete our lease". Isn't my lease complete already!? HOWEVER, they do try to engage the residents with various events - brunch, candy apples for halloween, etc. Overall, I have no regrets.

Downtown Evanston has everything you need. E2 is walkable to campus, a Target, and plenty of restaurants, as well as Metra and L stations to get to Chicago. Right across the street is a Subway, a Thai restaurant, and a pizza place, plus there’s a 7-Eleven about a block away, so you’re very close to options if you need food in a pinch.
Close to downtown Evanston but a bit far from E2/the reserve. One of closest apartments to Trader Joes/Whole Foods/Jewel Osco while also being close to campus. Very close to the lake!
Downtown Evanston has everything you need from a downtown including grocery stores, restaurants, and convenience stores.
Downtown Evanston is great - plenty of great food within walking distance, Metra and El trains right nearby, a really nice place to be. Only downside is it's far from school and the only truly walkable grocery store is a Whole Foods, which can get expensive. Overall, wouldn't want to live elsewhere though.

There isn't much to do here, but that's true pretty much everywhere in Evanston. We're in walking distance to all of "downtown" Evanston, so restaurants / fast food / subway, etc. It's a slightly longer walk than desired to Kellogg, but that's fine.
The apartment is central to downtown and is walking distance to most bars, restaurants, shops, beach, etc. Evanston is a bit of a sleepy town (especially during the pandemic...I've been told it was much more vibrant pre-pandemic).
I live just south of the main downtown area, and it's the perfect intersection of being close to the action but also a bit removed when you want some quiet. I like being a in a more residential pocket, so there is slightly less foot traffic and really nice areas to walk around with a dog, etc.
