Lack of Transparency

While living here, the property management changed. The Wi-Fi sucked and they changed to a different provider that was equally bad. The package room had weird hours, especially in the summer (1-5PM on weekdays only) and they would not announce when their hours changed at times. I once came in at 2PM (when it was supposed to be open) and there was no one there, there was just an "unexpected close" sign. I understand things happen but I cannot say that was the only time "things happened."

Also they renamed security deposits as "bonuses" to circumvent NY State Laws about 14-day return policies. I have messaged about my bonus as my move out and lease ending was over a month ago and received different explanations each time, I have not even received an inspection report as to what was wrong with the apartment (if anything, as I cleaned it out very well). This "bonus" is not "free money," it is an additional $50 monthly in the cost of rent.

What’s most frustrating is the double standard: tenants face late fees and payment deadlines, but management takes months to return funds that should be processed much more promptly or with more transparency. Reviews online show this is a recurring issue for other tenants as well, with some people waiting 8+ months and having to pester the management office multiple times (believing they would not have received it otherwise).

Tenants deserve clear communication, timely payments, and accountability. If you’re considering renting here, be aware that you may need to fight to get your money back.

About Collegetown terrace

Your rent includes network and any server fix, but not electricity or gas, and its convenient to have a shuttle to school but the rent price is over average even 1800 for a single student in 2b2b, and also its really noisey here you can hear any noise or movement from your neighbor, I would not recommended leasing here but its a good replacement for other worse apartments

CTT is great for MBAs

Really pleased with my apartment at CTT! The apartment shuttle alone has been worth it, as it means I don't have to walk far to get a ride to campus. The floor plan is spacious and the room is set up for a graduate student, with a built in desk. Highly recommend for MBA students!

Collegetown Terrace is a great value

Collegetown Terrace is within walking distance to campus and just a stone's throw away from collegetown. Collegetown is easily accessible, but it is nice being a bit isolated from the undergrads and the collegetown chaos on the weekends. There is also a shuttle that goes straight to campus only for residents, which is super convenient. The gym is very nice and whenever I have an issue in my apartment, it is resolved right away. The apartment is much larger than anticipated as well. Also, there are a ton of study rooms which is nice.

Nice amenities - mailroom, gym, bus to campus, free wi-fi, parking available on site (extra), location right in the middle between downtown and school

CTT

I think CTT is the best place to live because it's in the middle of everything. You can walk to campus. You can also walk to the Commons. It's literally equidistant from everything so you don't have to take the Tcat ever. Socially it's a bit dead but that's a minor point for me.

Great - given the options

Collegetown Terrace (CTT) has the best overall value if you are interested in a nicer apartment complex. It has an okay gym, covered parking ($900/year), free shuttle to campus, and is optimally located equal distances from campus and downtown Ithaca.

It's certainly not perfect, the apartments can be small, and are not brand new - but they're solid. It is more expensive than it should be, but so are all of the student apartment complexes in Ithaca.

If you have a pet you will need to get it certified as a service animal or emotional support animal. It's a great complex for a small dog owner, there's a lovely fenced in area behind the complex great for a dog to run around and play.

CTT, the secrets of Boilerworks

It is a great apartment, however I was not in the main CTT buildings. I was in the "Boilerworks" or old "Boiler room". It is a building behind Gola Osteria, 123 S Quarry Street. It is a building that was repurposed as an apartment complex. Hence, it's odd, but it's cheap. You have all the CTT perks at a better price.
