It's Very Convenient and Somewhat Overpriced
Regents is incredibly convenient because it is the first stop for the 172 meaning you can always get a spot on the bus and it is quick to get to and from the law school. Nothing about it is particularly special but I have found the maintenance requests to be fulfilled fairly quickly and it is reasonably quiet. If you are looking for a good deal you can definitely do better but it is an easy solid choice that is unlikely to be a problem for you.

Shiny and Appealing on the Outside, Serviceable on the Inside
The amenities of the building are great and appealing, like the pool and fitness center. The package room is absolutely miserably handled and I don’t send anything there anymore.
Having all utilities covered is a relief and convenience, and besides the fact that the air conditioning doesn’t go below 70, I’ve had no complaints with the utilities at all.
To be clear, the property is very poorly run. There’s not a lot of coordination between the different components of management, and in my first month I had to make several trips down to the property manager’s office to resolve misassigned fees and the like.
I have had minor bugs in the apartment, but no less than would be expected in an urban apartment.
I did get locked out of my room by a stuck key within my first few weeks, and they cut a doggie-door-sized hole in the wall to resolve the issue. It was patched promptly and painted afterwards.
All things considered, Regents is beautiful on the outside (both the building and the amenities), VERY convenient for travel and neighborhood, and a good spot to live in general, even if slightly overpriced for the “actual luxury” of the apartment.

The apartment is in good condition. The management is a bit slow but it is still acceptable. Packages and deliveries are not efficient.

Regents park
Apartment is bigger than expected and meets all expectations, all appliances work. Bathroom is not super comfortable/modern but is functional.

There's always pros and cons
Pros:
- Close to bus stop for buses that go to UChicago (for free with a student ID), as well as downtown.
- Many UChicago law students live here. The community builds up to support each other.
- Great view and natural light (if you choose the right room).
- The staffs are all very nice.
- Walmart is very close by (>5min.), Trader Joes, Target, Walgreens, CVS is within walking distance (15 min.).
Cons:
- Regents stands close to a highway. It may be loud sometimes.
- You can basically hear everything that's happening in the hallways.
- The walls aren't super super thin, but you can hear the sound of your neighbor's T-Fall, if you're room is dead silent.
* To be fair, you won't notice your neighbors sound if you have your TV on, listening to music, talking with friends etc., unless they're throwing a party or just really loud in general.

There are better options around Hyde Park
Pros: location, a lot of UChicago (especially Law School students) living here and apartment size.
Cons: mail room, elevators, and residents services in general are messy.
