Overpriced
bad management. The attitude of staff in management department and package room is terrible. They cannot find my package themselves but be mean to me.
There is always a smell of weed in the apartment and there will be chance that you will meet stoned neighbor in the elevator.

Property is fine, but I don't like the staff
The work done by the staff of Mac Properties is very sloppy. They send wrong rent invoice every month, they cannot be reached by phone with ease, and they almost never respond to emails. However the management team is always helpful when there is water leakage or malfunction of appliances.

Experience @ Regents
Although the building is very close to the University and the rent has a good price, me and my colleagues who live at Regents witnessed many discussions between neighbors (shouting) and smell of marihuana almost constantly.

Best apartment at that price!
The apartment was great. It has a lake front view, it has light (even in the winter), it was the perfect temperature all year long and it has a lot of space. The floor isn’t carpet so that makes things easier for cleaning. It had everything we needed and the building has all of the amenities. It has gym, pool, a grill, a mini-market, front desk 24/7 and a package room.

Excellent apartment!
View of the Lake, close to a 172 bus stop that goes straight to the law school, never had any issues with the apartment.

Great amenities, great location
Regents Park has everything I need--gym, pool, business center, convenience store, package room to accept packages, front desk security staff. It's also very convenient to 53rd Street restaurants and shops, and to several grocery stores. The bus stop that takes you directly to UChicago Law School stops is directly across the street from the building, so the commute is as painless as it could possibly be. Have generally had positive and fairly quick experiences with getting help from resident services, maintenance, etc. I also like that a lot of other UChicago Law students and other UChicago grad students live in the building.

Convenient location at decent price
Good location in Hyde Park. Great for bussing to school rather quickly (15 mins) and for taking the bus up to the city (20-30mins). Walk to most restaurants and stores on 53rd. Fitness center is decent and always open. Laundry is OK. The market is convenient but pricey.
Cons: the building is old, walls are kinda thin, neighbors can be rather loud. The building also suffers from frequent (at least 1x/week) fire department visits, elevator issues, or criminal activity that can make it difficult to get to your apartment. Parking is way too expensive, and the garage is not very conveniently located within the building.

Solid spot to live near many law students
Regents is perfectly adequate. It is exactly what you expect from a massive high-rise complex: average amenities, available utility / door staff, annoyingly full elevators, and a generic apartment space. It was a great place to live for me during the first pandemic year because so many other 1 Ls were here, so it felt like being in an adult dorm where I could get to know people.

Difficult Management - Nice Amenities
Regents Park is exactly average for a mid-quality high-rise in Chicago. On the one hand, its amenities (gym, pool, in-building good, cheap take-out food, and package receiving room) are nice. The views, particularly from south-facing (odd-numbered) units in the south tower, are quite good and the units get good sunlight. The apartments themselves are really nice quality, especially if you get a unit without carpet, and I've never had any issues with the utilities or appliances. Also, the location (along the 6 bus route and Metra line) is very convenient, especially for a Hyde Park apartment.
However, Mac Properties is a very difficult management company to work with. With the exception of quick and easy maintenance requests (like a clogged drain) they are slow to respond to most requests and often need frequent in-person reminders to take action. This is a bit easier because the building is large enough that they have a resident services team in the building, but it's still a hassle.
I'd say that the building is about 7/10 as far as high rises in Chicago (for the price range) go, but the management is about 4/10.
