Quiet and removed

Great place if you want a quieter space and lots of room. Cottages are very cozy and the gas stoves for heat are wonderful in the winter. A bit of a commute into school (around 15 minutes to Cornell Law School) but if you have a car very doable. There is a bus, but it doesn't run very frequently.

a great place to live

I absolutely love living in the Boiceville Cottages. They are clean and spacious (and have a very cute aesthetic), the management is incredibly responsive, and it provides a great balance for people who enjoy their independence but also like the idea of living in a close-knit community. Most people who live here are Cornell grad students and young families. It's also a great place for people with pets (they have two off-leash dog parks). The only downside is that Boiceville is about a 15-20 minute car or bus ride to campus, so if you want to be in walking distance, this may not be the place for you. That said, it's right on the bus line, and first year students get a free bus pass!

10 min drive to campus

These cottages are NOT in College Town! It is about a 10 minute drive to campus, and you definitely cannot walk it!

That being said, the cottages are GREAT for someone who doesn't care about being in the middle of campus. They are very, very quiet, very cute and homey, and much cheaper than the more popular places on campus. I pay $1250 for what is billed as a studio, but is actually more like a small townhouse: there are two floors, a full kitchen with appliances, and more than enough space for one college kid.

If you are looking to be within walking distance to restaurants and bars, this is not the right place for you, but if you want something that feels "homey," this is a great choice: I tell people that it's like living in a village of gingerbread houses.

The cottages are also very pet friendly: residents can keep up to three dogs or cats, and there is no additional fee or deposit. There are also several off-leash dog-parks on the property.

The management is very responsive, and very helpful. Many of the tenants are grad students, and they are very understanding if your loans haven't disbursed and you need an extension on rent. I have had several small problems (couldn't get the furnace to start, etc) and each time they came out immediately, even in the middle of the night, and fixed the problem.

Bottom line: if you want a cutesy, spacious apartment that feels more like a house than a dorm, this is a great place for you. If you'd rather be in town and close to amenities, keep looking.

Would have given 10/10, but took off two points because the location IS a little bit inconvenient. Specifically, there are no pizza places that deliver out here, which is a big bummer.

Boiceville

A perfect experience. Bruno Schickel built all of the cottages and serves as the landlord. He is the nicest person and always responsive. Great house, great neighbors, great location - living in the community has been wonderful.

Not walkable, but cozy

Boiceville is about a 10 min drive from the law school (and daily TCAT service) and is a perfect fit for me. I am an older student, and after a few years out of "college apartments," I couldn't go back! We have 2 BR with an open office loft. We are in a quiet valley with killer sunsets and epic star action every night. The people are friendly, and there is a real sense of community here. We even have our own raised garden plot - the community composts and we get nice soil! Pet friendly (no pet fees!), with 2 dog parks. Best of all, it gets you out of the law school bubble. If you're a nontraditional student, this could be a great fit for you!
